Yes, it is a legal requirement, under the Gas Safety (Installation and Use) Regulations 1998, to get a Gas Safety Certificate every 12 months. This must be carried out by a Gas Safe Registered engineer and cover pipe work, gas appliances (e.g. boiler) and flues installed at the property.
If an agent manages your property it is important that your contract states who is responsible for the gas maintenance work. You must also keep copies of the paperwork, as well as a record of the safety inspections for two years. Tenants must also be given a copy within 28 days of inspection.
Your engineer will guide you through the new system during the final handover, so that you know exactly what to do.
Your surveyor will discuss the options suitable for your property and will advise you on what sort of boiler would work best. Most often you will either have a Combination (Combi) or Regular Boiler installed.
Combi Boilers – These boilers produce heating and hot water instantly on demand. You will not have a hot water cylinder with a combi boiler.
Regular Boilers – Heating is produced on demand but hot water is produced when the programmer tells the boiler to. This hot water is then stored in a hot water cylinder until required.
