How to be compliant when you let with Air bnb

Posted by

In a recent newspaper article, Visit Cornwall’s Malcolm Bell raised concerns about the rise of airbnb accommodation in the area and the potential safety implications. All accommodation businesses in the holiday sector – hotels, guest houses, holiday lets, holiday cottages and caravan parks – have to adhere to strict rules and regulations.

However, Mr Bell was concerned that many people letting out spare rooms on airbnb may not be aware of their responsibilities. There are now 3,600 airbnb rooms and properties to rent in Cornwall and the number is set to grow. If you are renting through airbnb or plan to do so, here’s a quick guide to how Blue Flame can help you be compliant.

Gas Safety

Have your gas appliances and flues checked annually by a Gas Safe registered engineer. This will give you your CP12/Landlords Gas Safety certificate and peace of mind to your guests.

Electrical Safety

You need to ensure that electrical appliances and fittings in the property are safe and in good working order. To do this we recommend you have a visual inspection every year and have an EICR (Electrical Insulation Condition Report) every five years. You should also ensure guests are given operating instructions for all equipment.

Fire Safety

Understanding your fire risks is important to ensuring guests have a safe stay, and we can point you in the right direction to ensure you are compliant. To ensure further peace of mind We Do smoke alarms and carbon monoxide alarms. We also service wood burning,multi-fuel stoves and chimneys.
